The project

The apartment at Kensington Waters, Tower B was handed over as a blank shell. The client, a Russian national with a specific idea of how he wanted to live - had been thinking about a home for his young family for a long time. Not a mood board, but rather with a clear cut standard of a luxury hotel-grade finish. He engaged a studio to design it, and then stayed closely involved through every decision that followed.

xzpace® was brought in to fabricate and install the custom elements — everything that needed to be made, rather than bought. The joinery, furniture, upholstered pieces, integrated lighting, and full electrical were all produced at our facility in Ras Al Khaimah and delivered to site.

The client

“Not a mood board. A standard.”

The client had clearly been thinking about this apartment for a long time before it was handed over as a shell. He had a clear picture of how he wanted to live - with design inspirations from various high end hotels he has encountered during his travels, amalgamating into a home that worked for the way he actually uses a space.

Some clients set a direction and trust the team. This one directed and stayed present. He had opinions on material, on brands, on its origins, on the specific coloring and tones that would come together in this space. He reviewed xzpace®’s material submissions alongside the designer, going through every sample before a single piece went into production. Hardware was no different - xzpace® built a live demo drawer unit with multiple premium brands installed side by side, so the client could test the feel, weight, and action of each option in person before making a decision. When something was not right, he said so.

That kind of involvement demands precision on the supplier's side - a clear process, honest lead times, the ability to deliver exactly what was agreed. For xzpace®, it was the right kind of pressure.

The corridor

The corridor is often an afterthought in apartment fit-outs - a passage between rooms. Here it became one of the project's most resolved spaces. xzpace® clad the corridor walls floor-to-ceiling in natural white oak veneer panels, dead matt finish, running continuously from entry to bedroom zone. Slim black metal profiles sit between the panels - a reveal detail that adds a modern edge to the woodwork without competing with it. Fluted panels conceal the AC grills along the run - made removable for servicing without disturbing the surface.

At the base, circular step lights - sourced, painted black matte, and installed by xzpace® - cast a low, even glow down the length of the hall. A transition that slows you down, not one that rushes you through.


The rooms

Master bedroom

The most comprehensively fitted room in the apartment. Natural white oak veneer, dead matt finish, runs across 27 wall panels and 12 top panels. Soft panels upholstered in imported performance fabric on select surfaces. Custom king size bed with lifting mechanism, two bedside tables, a dressing unit, and bronze tinted wall mirrors throughout. For the wall panels and mirrors, we decided to mount them on thin aluminum long Z-clips instead of the traditional typical wooden supports, to keep profiles tight to the wall and maximizing usable space.

Living room

The TV wall is built around steel supports inserted directly into the wall structure, engineered to carry the weight of a large-format imported bracket and the oversized TV it holds. Floor-to-ceiling shelving and a display unit with bronze mirrors flank it on either side, in matching natural white oak veneer, dead matt finish, with remote-controlled lighting integrated into the display unit. The suspended wooden ceiling panels hang on a balanced wooden frame with accent lighting integrated above, casting a warm diffused glow across the room. The same slim black metal profiles used throughout the cladding run between every panel joint, keeping the woodwork sharp and contemporary. The fluted panel detail continues into the living room, creating an illusion of height, and balancing out the weight of the wood works.

Children's room

A custom bunk bed in natural white oak veneer, dead matt finish, with RGB lighting integrated into the structure and ladder access and storage below. Alongside it: a peg board, a lacquered floating desk, and a couple of storage integrated seating in the entertainment zone below the bunk bed. xzpace® also installed a kids' swing and jungle gym on the client's request - the kind of brief that rewards a fabricator who can handle the structural as well as the aesthetic.

Bedroom 2

Custom wall paneling, headboard, bed base with lifting mechanism, soft wall paneling in imported performance fabric, two bedside tables, wall mirror. The same material language as the master bedroom — consistent across the apartment without being repetitive.


Made in RAK

Every piece of joinery and furniture was fabricated at xzpace®'s facility in Ras Al Khaimah - built, measured, finished, and checked before a single delivery to site. On a project with a client this exacting, a pre-finished piece arriving on-site leaves little room for improvisation.
